Questions
What services are included in your property management service?
Our service covers rental appraisal, property marketing, tenant placement, rent collection, routine inspections, maintenance coordination and ongoing tenancy administration. We also assist with rent reviews, tenancy renewals and end-of-tenancy coordination.
How much could my property rent for?
We provide a free indicative rental appraisal based on your property’s location, size, condition and the current Auckland rental market. The final rental price may also depend on tenant demand and market conditions.
What are your property management fees?
Our standard management fee is 7.5% plus GST of rent actually collected. No management fee is charged while the property is vacant. Tenant placement is $499 plus GST for each new tenancy.
How do you market my property and select tenants?
We prepare the rental listing, manage enquiries and coordinate property viewings. We also manage applications, permitted tenant screening, tenancy documentation and the setup of the new tenancy.
What happens if a tenant does not pay rent on time?
We monitor rent payments and follow up when rent falls into arrears. Where further action is required, we manage the process in line with the tenancy agreement and applicable New Zealand tenancy requirements.
How often will you inspect my property?
Up to four routine inspections per year are included in our standard management service. After each inspection, the owner receives a written report with photographs and any maintenance observations.
How do you handle repairs, maintenance and emergencies?
We arrange quotes, obtain owner approval where required and coordinate access with contractors and tenants. Emergency matters are handled under the agreed authority. Contractor invoices are passed to the owner at actual cost with no percentage markup.
Can you help with Healthy Homes and other compliance requirements?
We can assist with tenancy administration and coordinate specialist inspections or approved work relating to rental property requirements, including Healthy Homes. Specialist inspection, contractor and statutory costs may be charged separately with owner approval.
How will I receive my rental income and statements?
Rental income is transferred according to the payment arrangements in the signed management authority, after agreed fees and approved costs are deducted. We provide regular owner statements and annual summaries.
Can you manage my property if I live overseas or want to change property managers?
Yes. We support overseas landlords and owners transferring from another property manager. We assist with property onboarding and provide a named point of contact. Communication is available in both English and Chinese.
