Auckland Council reported that 17,097 new dwellings were consented, up approximately 19.8% from 14,266 in the previous year.

However, housing completions moved in the opposite direction. The number of dwellings receiving a Code Compliance Certificate fell from 15,436 to 13,540, a decrease of approximately 12.3%.

This suggests that Auckland has a growing pipeline of approved housing, but much of this supply has not yet reached the market.

In June 2026, 44% of consented dwellings were stand-alone houses. Approximately 55% were apartments, townhouses, flats, units or other attached homes.

What this means for landlords

Building consents do not represent completed homes or confirmed rental properties. Some projects may be delayed, changed or not completed. Some completed homes will also be purchased by owner-occupiers.

However, if more approved projects reach completion, landlords could face greater competition, particularly in areas with large numbers of similar new townhouses.

Property condition, presentation, parking, heating and local rent levels may become increasingly important when attracting tenants. Landlords should therefore monitor completed developments and available rental listings in their own suburb.

The current data indicates a stronger future supply pipeline, but it does not confirm an immediate increase in rental availability or predict future rent movements.
